We took our responsibilities seriously. We made major investments in and around Royalmount to fix traffic issues that have plagued the area for decades. The results are impressive – drastic reduction of traffic in and around our site.
How we fixed it:
Much of TMR has experienced flooding issues for many years because during heavy rains the existing sewer capacity is insufficient.
In our first phase of development, ROYALMOUNT installed retention basins equivalent to 6 Olympic swimming pools. During a torrential storm these basins hold back the water, resulting in increased network capacity and reduced flooding for you & our neighbors.
With ROYALMOUNT's new residential development we will continue to alleviate the burden on the city's infrastructure by adding water retention basins equivalent to 20 Olympic pools… yes it is all the same infrastructure!
Municipalities like the Town of Mount Royal generate the vast majority of their revenue from real estate taxes.
The cost of maintaining a city grows continually, so municipalities that do not grow must increase the financial burden on their existing residents.
ROYALMOUNT's residential development offers a better path forward. If we simply look over the next 15 years, mixed use residential is expected to generate an annual tax surplus of approximately $10 million per year—helping improve public services and enhance quality of life, for all.
The industrial area surrounding ROYALMOUNT has supported businesses for over 50 years but now requires modernization to meet today's needs.
To lead this renewal, the Town of Mount Royal established the Royalmount Design District in 2007. While deemed a success, a significant portion of the land remains vacant and underused to this day.
Introducing residential development would serve as a catalyst for revitalization, bringing new energy, activity, and long-term prosperity to the area.
